Transit Oriented Development (Future Projects)

The Economic Development Office, the Transportation Department and the New Haven Parking Authority has been working closely with the State Department of Transportation on a Transit-Oriented Development for Union Station.

Transit Oriented Development(TOD) is the development of residential, commercial and employment centers within walking distance of public transportation facilities including rail and rapid transit. TOD’s play a vital role as gateways to their communities.

New Haven is the central hub for Connecticut for passengers. It presents a great opportunity with its modal transportation center providing connections to bus, shuttle, taxi, and rental car as well as commuter parking facilities.

It will also solidify New Haven as one of the busiest AMTRAK stations nationally among ridership of passengers yearly. Metro North Service, Shoreline East Service and Amtrak Service: ridership numbers (2007) – 59,424 weekday inbound on totals/57,570 outbound off totals, 36,376 are am peak hours/30,730 are pm peek hours. Also, weekend days 23,048 inbound/18,616 weekend days outbound totals .

The Phasing Plan is envisioned in a 3 phase concept:

Phase I – New South Garage and the re-merchandising and renovation of Union station. This garage would add 667 new spaces. Bond financing for design has been allocated by the State.

Phase 2 – New North Garage and the build-out of new retail on the ground floor of the existing garage. This garage would add 530 new spaces providing sufficient supply to meet the projected demand in ridership and new restaurants.

Phase 3 – Includes the build-out of the new development parcel as described above. There could be sub-phases within Phase 3, as market conditions require. This opportunity becomes more attractive to developers as Union station has become a destination, Union Avenue has pedestrian activity and there are amenities and services on site.
